Regulations

Before making a reservation, please read the following rules of the Regulations:

I. GENERAL PROVISIONS

These Regulations specify the conditions for making a reservation, canceling it, concluding an agreement between the Guest and the Owner and the conditions of using the Apartment. Making a reservation is tantamount to accepting the provisions of these Regulations. The lease agreement between the Guest and the Apartment Owner is concluded at the time of confirmation of the initial booking and takes effect after fulfilling the condition specified in point III item 1.

II. RESERVATION

  1. The guest can pre-book online or by phone (please make phone calls from 9:00 to 21:00). Next, the confirmation of the initial booking (date of arrival, period of stay, price) along with the data for the transfer will be sent to the customer’s email address. The initial booking lasts up to 3 business days – at that time the bank account of the owner should be influenced by the earlier agreed advance payment.
  2. If the deposit is not paid within the prescribed period, the initial booking will be canceled.
  3. After posting the deposit on the account, the guest receives a booking confirmation and additional information about the arrival via the Internet.
  4. The reservation is guaranteed by the deposit paid.

III. TERMS AND CONDITIONS OF THE LAYOUT AGREEMENT

  1. Upon confirming the reservation, a Lease Agreement is concluded, which comes into effect on condition of payment of the total amount for the stay resulting from the reservation made.
  2. Unless the full payment has been paid for the stay and only the advance payment, the remaining amount due is to be paid by the client on arrival at the person transferring the keys to the Apartment.
  3. If the payment for the entire stay is not made within the period described in item 2, the contract shall not enter into force and the confirmed booking shall be canceled due to the fault of the guest. In this case, all guests are required to leave the apartment immediately. In this case, the down payment paid by the guest is forfeited.
  4. The rental price includes: charges for utilities (electricity, gas, water, heating).  In addition to the amount for the stay there is a one-time cleaning fee for guests staying in the Apartment and a tourist tax in the amount of PLN 2,- for each guest for each day of stay. ATTENTION: We do not handle, for example: lighting in the fireplace, throwing garbage, cleaning during the stay, carrying accessories such as toilet paper, garbage bags, etc. We do not offer transport, nor do we meet special requests, such as: lighting candles etc.
  5. Key collection – arrival should take place within hours set by phone or e-mail with the person responsible for the booking. Usually these are hours: from 16:00 to 20:00.
  6. The residence day starts at 16:00 on the day of arrival and ends at 12:00 on the day of departure (check-out: 8.00-12.00).
  7. If it is not possible to reach the previously arranged time, the guest is obliged to notify the person responsible for the booking by phone.
  8. The guest is obliged to pay the entire amount from the booking confirmation even if the arrival or stay is delayed or shortened (communication difficulties, personal reasons or inappropriate weather).
  9. The guest is obliged to immediately notify the person responsible for the reservation of any events that may expose the owner of the premises to damage.
  10. The guest may use the apartment only for residential purposes and may not sub-rent it. It can not also introduce outsiders.
  11. Each guest is liable for any damage they may cause in the equipment of the premises and in the apartment itself. The customer undertakes to immediately notify the person responsible for the reservation of any damages and undertakes to cover them at the latest on the day of departure. The above rule also applies in the case of lost keys to the premises or pilots to control the entrance gate and garage gates.
  12. The owner of the apartment reserves the right to charge a deposit for any damage in the apartment. The amount of the deposit is determined individually with the visitor in the range of PLN 300-800 and can be collected on the first day and returned to the guest on the last day of their stay after receiving the apartment without any remarks.

IV. OBLIGATIONS OF THE CLIENT

  1. The number of people who have to live in the apartment is limited to the number provided during the booking. If the number exceeds the number specified in the reservation, the person responsible for the reservation may refuse accommodation in the apartment and (if the guest secretly introduces an additional person or person) the owner has the right to check out the client during the stay without refund of the payment for the entire stay. Only persons accommodated in the apartment can stay permanently.
  2. Guests are required to properly secure the Apartment, close the entrance door and windows carefully whenever they leave it and carefully store the keys without access to them for unauthorized persons.
  3. Each of the guests is obliged to respect the property located in the apartment and the surroundings of the entire facility. Guests are required to maintain the apartment in the state of existence.
  4. Guests are obliged to observe the principles of good neighborliness and generally accepted public policy principles.
  5. The facility must observe quiet hours from 22:00 to 7:00 the next day.
  6. The apartment is non-smoking. There are separate areas for this: on the terrace or outside the building.
  7. An earlier, unacknowledged guest trip without handing over the apartment with the participation of the person responsible for the booking may result in claims from the owner.

V. CHANGES IN RESERVATION

  1. Extending the stay – the period of stay in the apartment can be extended (if it is free), however, you should inform about it by email or by phone.
  2. In the event of cancellation of the reservation at least 14 days before the date of commencement of stay; the deposit is “frozen” and the guest can use it at another indicated date, but no longer than within 365 days from the date of the initial reservation.
  3. If the cancellation of the reservation takes place at least 13 days before the date of commencement of the stay, the advance payment is not refunded, and the guests are not able to postpone the stay.
  4. Change of the stay – in case of a desire to change the date of stay or its shortening, the guest is obliged to inform the person responsible for the reservation at least 14 days before arrival at the apartment. This rule also applies to guests who, for personal reasons, can not arrive within the prescribed period. The down payment is forfeited when the customer does not appear in the facility.

VI. TRANSFER OF GUEST RIGHTS AND OBLIGATIONS ON ANOTHER PERSON

At any time, the guest may transfer to another person all entitlements due to the reservation, if at the same time the person takes over all the obligations resulting from this booking. In this situation, you should notify the owner about the change in the reservation.

VII. ANIMALS

Small animals, especially dogs or cats, are accepted. The guest bears full responsibility for damages caused by the animal and is obliged to compensate for these damages. Guests are obliged to bring the animals on the property in a way that ensures safety for other users of the facility and clean it on the property.

VIII. THE APPLICATION OF HIGHER BONDS

In the event of unforeseeable circumstances, the consequences of which can not be immediately eliminated by usual means, the owner reserves the right to propose to the client a substitute object similar to the Apartment. The owner has the right, in the event of occurrences of force majeure, to cancel the contract. This also applies to cases in which the personal safety of the guest or his property, for reasons beyond the owner’s control, can not be guaranteed. Amounts paid by the guest are subject to immediate refund with deduction of amounts due for services already provided.
